We are a premier real estate agency operating in a highly competitive housing market. We have been running Google Search Ads internally for the past six months, but our Cost Per Lead (CPL) has skyrocketed while lead quality has dropped. We need a data-driven Google Ads Specialist to take over our account, stop the bleeding, and restructure our campaigns for maximum ROI.


You will be responsible for a complete audit of our current setup. We suspect we are wasting budget on broad match keywords and irrelevant search terms. Your job will be to tighten our targeting, implement a robust negative keyword list, and write compelling ad copy that pre-qualifies clicks. We are not looking for "brand awareness"; we need motivated seller leads and qualified buyer appointments.


You must be Google Ads Certified and have specific experience in the real estate or local service industry. We expect transparency—you will need to set up proper conversion tracking (calls and form fills) so we can see exactly where our money is going. If you are a pro at lowering acquisition costs and increasing conversion rates, we have a long-term budget available.


Key Responsibilities


Conduct a deep audit of existing campaigns to identify wasted spend and structural issues.


Perform fresh keyword research targeting high-intent local search terms (e.g., "sell my house fast").


Write and test new responsive search ad copy that highlights our unique value propositions.


Implement a strict negative keyword strategy to filter out low-quality traffic.


Set up accurate conversion tracking using Google Tag Manager and GA4.


Optimize bidding strategies (Manual CPC vs. Target CPA) based on performance data.


Create a monthly performance report using Looker Studio (formerly Data Studio).
